This home in the Marlborough Sounds, New Zealand, is superbly equipped for an amateur radio enthusiast. The property is being offered for private sale initially to the amateur radio community with antenna tower and all radio equipment and cabling to antennas intact. If the property fails to sell to a Ham, all equipment and the tower will be removed, and the property placed on the open market.

History of Buildings: In 1983 a permit was obtained to build a boatshed on the property. In 1994 a further permit was obtained to extend the existing building by adding a small kitchen, a bathroom, and two bedrooms. This building therefore became a fully self-contained dwelling. In 1996 the present owners purchased the property and it was used as a holiday cottage for the following six years. Major additions and rennovations were completed in 2002. The existing cottage was retained and incorporated into the ground floor of the new building. This was used for several years as a 'Granny Flat' by an elderly relative.
Buildings Today: The present dwelling was completed in May 2002 and is a two story home with a third floor Belvedere which is devoted to amateur radio activities. The Granny Flat is also connected to the telephone and television cabling. A covered car port, double garage with darkroom, and potting shed complete the buildings on the property. An intercom system connects the upstairs kitchen with the downstairs kitchen, the downstairs office, and the double garage. A Paradox Security System is installed on the property with motion detectors in five rooms in the main house and also in the garage.

Amateur Radio Facilities
Telescopic tilt-over antenna tower 16 m high with rotatable OBW10-5 Optibeam, 2 m yagi and 2 m whip. Satellite tracking antennas 10 m high with 3D rotatable cross yagi upstream and helix downstream. Inverted V dipole for 80 and 40 m. The main radios are Yaesu FT1000 MkV (with Quadra VL1000 1kW linear and VP1000 Power Supply) and Kenwood TS2000A. The satellite tracking system is currently not operational as it is being revised with new tracking equipment for USB communication. Other Features of the Property
There is a large enclosed vegetable garden on the south-west corner of the property measuring 7.5 x 14.5 m. In 2001 the garden area was completely re-developed with organic manure and compost and now has a high fertility. Two concrete compost bins augment the garden area. The property is fenced from neighbours and has a range of New Zealand native and exotic trees. There are productive fruit trees, including plums (Duff's Early Jewel, Greengage, Coes Golden Drop, Omega and Black Doris) apples (Fuji and crab apple). There is a panoramic bush and sea view from the first and second floors of the house. Ngakuta Bay is a small horseshoe bay, approximately 750 m across, and has two jetties. A number of yachts and launches are moored in the bay. Seawater temperature in the summer ranges from 18 to 22 degrees Celcius. Ngakuta Bay attracts many casual visitors during the summer for picnics, swimming and water skiing. The sea is 150 metres as the crow flies from the property, and 300 metres when walking along the roadway. The permanent population is about 50 people, and during the summer holidays visitors swell this to perhaps 200 as there are many holiday cottages in the Bay. The nearest town is Picton, which is 15 minutes by car and is a major port linking Wellington to the South Island. There are two ferry services running four round trips per day taking three hours.
